MN Housing “Start Up” Loan

Down payment assistance

The Start Up program is for first-time homebuyers, defined as those who "have not had an ownership interest in a principal residence in the last three years." If you’ve never owned a home, or it's been more than three years since you've been a homeowner, you may be considered a first-time homebuyer.

Habitat for Humanity “TruePath” Mortgage

TCHFH Mortgage product

Twin Cities Habitat for Humanity’s wholly-owned nonprofit mortgage company, TCHFH Lending, Inc. offers the TruePath Mortgage product to low-and-moderate income households across the seven-county metro. TruePath Mortgage can be used on a Habitat-built home or a home you find on the open market.

  • Income limits

  • 5.25% fixed interest rate, 5.3059% APR

  • 30-year term

  • Affordable monthly housing payment set at no more than 30% of gross income

  • No mortgage insurance

  • Maximum mortgage of 96.5% of home’s value

  • Borrower contribution of $3,000

  • Completion of homebuyer education


Building Equity in Small Multifamily housing

Down Payment Assistance Program

This program is administered by the Family housing fund. It focuses on homebuyers up to 115% of area median income to purchase a 2–4-unit building in the 7-county metro area. The program especially encourages BIPOC individuals to apply.
